When does my asphalt need resurfacing?
Ideally, with proper maintenance and care, asphalt pavement can last anywhere from 20-30 years, depending on your pavement conditions. However, repaving might be required sooner if you notice significant cracking, crumbling and deterioration. What’s the difference between sealcoating and resurfacing?
Although resurfacing and sealcoating serve the same purpose of protecting and extending the lifespan of asphalt pavement, they are implemented under different conditions. For example, sealcoating is more “preventative,” intending to slow asphalt deterioration. Conversely, resurfacing is “reactive,” done after your asphalt surface’s degradation has progressed to a significant extent.
How long does tar & chip last?
Although dependent on usage, climate, and weather conditions, a properly tar & chip paved surface will typically last between eight and ten years.
How long does asphalt pavement last?
Truthfully, different asphalt contractors will give you different estimates of the average lifespan of your asphalt pavement. In Berchtold Asphalt’s experience, if your asphalt is well cared for and maintained, commercial or residential, it can last anywhere from 20 to 30 years before needing complete replacement.
How thick do you lay asphalt?
For asphalt contractors, two inches is the minimum acceptable thickness for your pavement. However, at Berchtold Asphalt, we don’t cut corners and cheat you in terms of pavement thickness. After compacting, we aim for an asphalt thickness closer to three inches for residential and four inches for commercial, with a granular base aggregate six to eight inches deep.
How long does it take for asphalt to cure and dry?
While temperature and weather conditions can affect the total time it takes for your asphalt pavement to cure and dry thoroughly, it can take 48-72 hours for your pavement surface to be safe for driving or walking over.
